How to Invest in Real Estate for 2021 for Higher Returns

This is the only way to invest in real estate for 2021 if you want higher returns and lower risk. Real estate investments tumbled last year and look to be underperforming again in 2021. You need to be looking at these non- REIT investments if you want to make more money.

Check out the 1st Streit Office REIT by Streitwise, a fund of high-quality office properties that has paid an 8%+ annualized dividend since inception.

I love real estate investing and have been doing it for more than 20 years but the investment underperformed last year. Real estate stocks fell 5% last year and are underperforming so far in 2021. Retail, office and lodging all fell by more than 20% even as the stock market boomed to new highs. Real estate investments were also very volatile with the Vanguard Real Estate ETF, VNQ, falling 25% when stocks crashed in March.

That doesn’t mean you want to avoid investing in real estate. You still need property in your portfolio but there’s a different way to do it for higher returns and cash flow. I like the non- REIT funds as an alternative because they can be less volatile and produce higher cash flows versus other types of real estate investment.

These real estate platforms and funds focus on the long-term instead of having to appease stock investors so the net asset value doesn’t swing as much as REITs. The Streitwise fund lost just 2% in the stock selloff and was back at a record high by the end of the year. These real estate funds also cash flow better with the Streitwise example paying an 8.4% dividend yield.

I invest on several platforms for different types of real estate investments and properties. Some are only available to accredited investors but others are open to anyone. Some allow you to invest in real estate debt investments while others give you an equity share of the profits and cash flow. This is how to invest in real estate for 2021!

Some other real estate investing platforms I use include;
PeerStreet for real estate debt investments,
Groundfloor is another real estate debt website and open to all investors,
FarmTogether is an interesting new site opening farmland up to investors,

    I'd love to invest in both stocks and real estate, I have set asides $350,000 for stocks and my goal is to amass over $1,000,000 in a span of 1 year, then diversify into real estate. Is this possible despite the stock market crash warning ? I'd appreciate any tips or advice..

    **Lets be real here, Office REITS(Especially high rise office towers) are doomed. Most people do not want go back to work and tread through traffic, waste hours in commute, cram into an elevator. Most people will continue to work from home if they can for years to come**
