How to Invest in Real Estate for 2021 for Higher Returns

I love real estate investing and have been doing it for more than 20 years but the investment underperformed last year. Real estate stocks fell 5% last year and are underperforming so far in 2021. Retail, office and lodging all fell by more than 20% even as the stock market boomed to new highs. Real estate investments were also very volatile with the Vanguard Real Estate ETF, VNQ, falling 25% when stocks crashed in March.
That doesn’t mean you want to avoid investing in real estate. You still need property in your portfolio but there’s a different way to do it for higher returns and cash flow. I like the non- REIT funds as an alternative because they can be less volatile and produce higher cash flows versus other types of real estate investment.
These real estate platforms and funds focus on the long-term instead of having to appease stock investors so the net asset value doesn’t swing as much as REITs. The Streitwise fund lost just 2% in the stock selloff and was back at a record high by the end of the year. These real estate funds also cash flow better with the Streitwise example paying an 8.4% dividend yield.
