    You made a downpayment ok. 45k usd remains for you to pay. Your Monthly payment is far beyond your income from property as rent after taxes. So we will be paying money from our pocket also for 10 years to finish monthly payments to bank.

    Still need money, still have to find/earn money. Nothing pays nothing there.

    What do we do if good debt turns into bad debt and stays like that due to external conditions for a ver long period of time?

    I don't see how you can say there is $100 month cash flow when you didn't show how much rent can be charged for that property or how much the mortgage payments are.

    the good debt is learning how to buy some property that can increase with the advantage for the rental house. Yes, you are right for that ,go to property, and you also need improve your cash flow to positive.

    I have a question…….. if i bought a property, say a condo, with credit (debt from the bank), that means i would have to pay monthly fees to the bank, in order to pay off the debt….. So when i start renting the condo to a tenant, at the same time i am also losing money to the bank……Is there a way to gain profit from the rental money while having to pay the bank due to credit debt? Does that mean i have to extend the payment period as long as possible (say 25 years), so that the monthly fees to the bank become as low as possible? What i'm worried is, if i extend the payment period to the bank up to 25 years, the interest rates will go higher & higher which means the debt i have to pay to the bank each month becomes bigger, & as a result i end up with less money every month (assuming the tenant is still renting).

    but there is 1 thing i cant understand btw i am super new, few days, so i am trying to learn and i coudnt find 1 question i have to my self… lets hit it: you get a nice oportunity, a nice house, your income are bigger than expences so your NOI is nice, you can go bank and ask for a debt (incase you dont have money to buy the house) till there all right… bank check the noi is good and give you the money.. alright now, what happened if you can not find a person who rent your house… those months you still need to pay the bank what can you do then?? is my question wich make a second one wich is the best way to find someone that want to rent… that i never saw in all video watched till now. thank you in advance

    Lol owning a house is not "bad debt" provided you borrow within your means. It's your sanctuary and something you can leave to future generations. It's all these millionaires accumulating debt after debt, who are going to end up stuffing things up for everyone. They're most likely the ones who are pushing for the great reset because they want to get rid of their debt. They realise they stuffed up and can't pay up. You can't live your whole life borrowing from Peter to pay Paul..

    unless you make a positive cashflow you're sorted however, if you get negative cashflow on the other hand will loose you both your property and your down payment. you need to talk about the consequences too 😀

    So you say that, i borrow money from the bank and invest in real estate. Then i collect the rent, from the collected rent i pay the motgage for that month, and the profit from the remt and mortgage is money in my pocket. Ok i understand that, but i am in debt, and i must pay that my entire life? I don't understand this part.

    So what happens when you have a small/big deal cash flow that's negative? What do you do then? Can you make it positive or does it just teach you that negative cash flow is just an inevitable in life you may have to face?
